1. General Terms
These terms and conditions govern the purchase, development, and ownership of plots within Krishi Vishwa Housing Co-operative Society projects. By purchasing a plot, you agree to abide by all terms outlined herein.
2. Plot Booking and Registration
Plot booking requires a minimum booking amount as specified by the society. Full payment terms will be communicated at the time of booking. Registration will be completed only after full payment and submission of required documents.
3. Payment Terms
Payment schedules are flexible and designed to accommodate various financial situations. Interest rates and payment milestones will be clearly defined in your purchase agreement. Late payments may attract additional charges as per society guidelines.
4. Development Timeline
Infrastructure development will be completed as per the project timeline communicated during purchase. Any delays due to unforeseen circumstances, government regulations, or natural disasters will be communicated promptly to all plot owners.
5. Amenities and Facilities
All amenities mentioned in the project brochure will be developed as committed. The society reserves the right to make minor modifications to improve the overall project quality, with prior notice to plot owners.
6. Construction Guidelines
Plot owners must adhere to construction guidelines set by the society and local authorities. Building plans must be approved before construction begins. Construction should comply with local building codes and environmental regulations.
7. Maintenance and Common Areas
Plot owners are responsible for monthly maintenance charges for common areas and amenities. These charges cover security, landscaping, infrastructure maintenance, and utility costs for common facilities.
8. Transfer and Resale
Plots can be transferred or resold after completion of full payment and registration. The society must be notified of any transfer with appropriate documentation. Transfer charges as per society guidelines will be applicable.
9. Legal Compliance
All transactions and developments comply with local laws and regulations. The society holds all necessary approvals and clearances. Plot owners must ensure their construction activities comply with local building codes.
10. Dispute Resolution
Any disputes arising from plot purchase or development will be resolved through mutual discussion. If required, disputes will be handled through arbitration as per Indian Arbitration and Conciliation Act. The jurisdiction for any legal matters will be Bangalore courts.
11. Force Majeure
The society will not be held liable for delays or non-performance due to circumstances beyond our control, including natural disasters, government actions, pandemics, or other unforeseeable events.
12. Modifications
These terms and conditions may be updated from time to time. Plot owners will be notified of any significant changes through official communication channels.
